Okaloosa County Homestead Exemption: 2027 Filing Is Open
The Okaloosa County Property Appraiser is currently accepting exemption applications for tax year 2027. The statutory deadline for new applications, including homestead exemption, is March 1, 2027.
Basic homestead qualification
Applicants generally must hold legal or beneficial title and make the property their permanent Florida residence as of January 1 of the tax year. The deed or ownership instrument must also be recorded in Okaloosa County Official Records.

2026 Save Our Homes cap: 2.7%
Florida’s 2026 Save Our Homes assessment limitation is 2.7%. For a qualifying homestead, the annual reassessment increase is generally limited to the lower of 3% or the applicable CPI change, subject to statutory exceptions.
The cap applies to assessed value; it is not a promise that market value or the final tax bill can increase by only 2.7%.
Portability
Okaloosa’s official exemption guidance explains that qualifying homeowners can transfer up to $500,000 of accumulated Save Our Homes assessment difference to a new Florida homestead when statutory timing requirements are met.

2026 Okaloosa Senior Exemption & Other Property Tax Benefits
Okaloosa County provides an additional $50,000 homestead exemption for qualifying persons age 65 or older with limited household income.
The applicant must qualify for homestead, meet the age requirement and remain within the Florida Department of Revenue’s adjusted household-income limit. The 2026 statewide adjusted income limit is $38,686.
The Property Appraiser also lists exemptions or benefits for qualifying widows and widowers, blind persons, people with disabilities, veterans, surviving spouses, first responders and deployed service members.

Okaloosa County’s large active-duty population makes military homestead questions more locally important here than in many Florida counties.
PCS Orders Away From Okaloosa
An active-duty homeowner who already has homestead and receives PCS orders outside Okaloosa County may be eligible to keep the exemption while away when the statutory and annual Property Appraiser requirements are satisfied.
Keep the office supplied with current PCS orders and maintain a current mailing address.
Deployed Service Member Exemption
A qualifying homesteaded active-duty service member deployed outside the continental United States, Alaska or Hawaii in support of an approved operation may qualify for an additional deployed exemption.

Okaloosa Tangible Personal Property Rules for Businesses & Rentals
Okaloosa defines tangible personal property as property other than real estate that is used in a business or rental property. Examples include furniture, computers, tools, machinery, equipment, signs, leasehold improvements and rental equipment.
A first-time filer generally must submit a return to establish the tangible personal property exemption. Later filing requirements may be waived when the assessed value remains below $25,000 and the Property Appraiser provides the waiver.
