05 · Read Values Correctly

Market Value, Assessed Value, Taxable Value and the Final Tax Bill

Market / Just Value

The Property Appraiser’s value determination before applicable assessment limitations and exemptions.

Assessed Value

The value after assessment limitations such as Save Our Homes or another qualifying assessment cap are applied.

Taxable Value

The assessed value after exemptions applicable to a taxing authority have been deducted.

Florida tax formula: Just value minus assessment limitations equals assessed value. Assessed value minus applicable exemptions equals taxable value. Taxable value is then used with taxing-authority millage rates to calculate ad valorem tax.
Buying a Sarasota County home? Do not simply copy the seller’s existing tax bill. A change in ownership can remove the seller’s exemptions and Save Our Homes history, causing the next assessment to differ substantially.

2026 homestead exemption amount changed with inflation

Florida’s first homestead exemption remains up to $25,000 and applies to school, county and municipal levies as provided by law.

For 2026, the inflation-adjusted additional homestead exemption can be up to $26,411 on qualifying assessed value above $50,000 for applicable non-school county and municipal taxes.

Because the two exemption portions apply differently to school and non-school levies, do not assume every taxing authority simply subtracts $51,411 from the same taxable-value figure.

To qualify for homestead, the applicant generally must own or have a qualifying beneficial interest in the property and occupy it as a permanent Florida residence as of January 1 of the tax year.

Late filing: Sarasota’s official homestead guidance says March 1 is the timely filing deadline but also states that the Property Appraiser will consider applications filed after March 1. Late applications remain subject to Florida’s statutory late-filing rules, so contact the office promptly rather than waiting until the next tax bill.

The limited-income senior exemption is available to qualifying homeowners age 65 or older who already receive homestead exemption and meet the household-income requirement.

Why location matters: two qualifying seniors with similar homes and income can receive different additional exemptions depending on whether the parcel lies inside Sarasota, Venice, North Port, Longboat Key or an unincorporated area.
Not every levy is eligible. Sarasota’s Property Appraiser states that school, hospital, West Coast Inland Navigation District and Southwest Florida Water Management District taxes do not receive this additional senior exemption.

08 · Agriculture & Business Property

Agricultural Classification and Tangible Personal Property Have Separate Filing Rules

Agricultural Classification

Sarasota’s agricultural classification is not a general exemption. It permits qualifying land used primarily for a bona fide commercial agricultural purpose to be assessed based on agricultural use.

The land must be in qualifying agricultural use on January 1, and a completed application with supporting documentation is due by March 1.

Tangible Personal Property

Furniture, fixtures, tools, machinery, business equipment, leasehold improvements and other assets used in a business or to earn income can be tangible personal property.

The DR-405 filing deadline is April 1. Sarasota states that extension requests must be received by March 31.

Unique Sarasota agricultural guidance: the office publishes operation-specific review guidelines for citrus, pasture, timber, crops, horses, nurseries, aquaculture and apiaries. These are review guidelines rather than automatic guarantees; each application is evaluated individually.
New owner of agricultural land? Sarasota states that purchasers of property already carrying agricultural classification must refile and declare that qualifying agricultural use continues.

2026 Sarasota County TRIM Notice and VAB Petition Deadline

The Sarasota County Property Appraiser mailed the 2026 TRIM notices on August 17, 2026. A PDF copy can be opened from the parcel’s current property-search page using the 2026 TRIM option.

TRIM is not a tax bill. It is the Notice of Proposed Property Taxes and Proposed or Adopted Non-Ad Valorem Assessments. The Tax Collector sends the actual property-tax bill later.

Tax payment still matters during an appeal. For value and portability petitions, the VAB system explains that state law generally requires all non-ad valorem assessments plus at least 75% of ad valorem taxes, less applicable discounts, to be paid before the delinquency date unless a final VAB decision has already been made.

The Sarasota County Tax Collector handles tax billing and payment. Property taxes become payable November 1 and receive statutory early-payment discounts.

Installment Plan

Property Research Changes Between Sarasota, Venice, North Port, Longboat Key and Coastal Areas

City of Sarasota

Check municipal taxing-authority details in addition to countywide taxes. Qualifying limited-income seniors currently have a City of Sarasota senior exemption of up to $50,000 for eligible city ad valorem taxes.

Venice

Venice property research can involve city taxes, condominium records and coastal considerations. The qualifying municipal senior exemption is currently up to $50,000.

North Port

Rapidly developed areas and newer construction can make an older owner’s tax bill a poor estimate for a purchaser. North Port’s qualifying municipal senior exemption is currently up to $25,000.

Longboat Key

Longboat Key crosses the Sarasota-Manatee county line. Confirm which county contains the parcel before using a Property Appraiser or tax system.

Siesta Key & Waterfront Property

Parcel maps are useful for general orientation, but seawalls, docks, water access, easements and boundaries can require separate recorded-document, permitting and survey research.

Eastern Sarasota County

Large acreage and rural property may require additional review of agricultural classification, land use, access, leases and actual commercial agricultural activity.
