Market Value, Assessed Value & Taxable Value in Brevard County

A Brevard parcel can display several different values. They answer different questions and should not be treated as interchangeable.

Market / Just Value

The Property Appraiser’s estimate of value for assessment purposes before applicable assessment limitations and exemptions.

Assessed Value

The value after applicable assessment caps or classifications are taken into account.

Taxable Value

Brevard County Homestead Exemption: 2026 Filing & 2027 Pre-Filing

The regular 2026 Brevard homestead filing period has passed. Because March 1, 2026 fell on a Sunday, BCPAO displayed a filing deadline of midnight Monday, March 2, 2026 for that cycle.

If you purchased a home after January 1, 2026 and establish it as your qualifying permanent residence, BCPAO’s 2026 homestead instructions state that you may pre-file after March 1, 2026 for potential 2027 homestead benefits.

New owner reminder: homestead does not automatically transfer to you because the prior owner received it. A qualifying new owner must file an application.

BCPAO’s 2026 senior application lists a maximum allowable 2025 household adjusted gross income of $38,686 for the 2026 senior-exemption cycle.
